1. Booking
If you are interested in making a booking, please use our online booking facility or email or call us with your requirements, so that we can confirm price and availability. If you wish to proceed, you will need to send us a completed booking form, together with a non-refundable deposit in order to secure the booking. We can reserve your holiday provisionally for a period of 7 days to allow you time to do this.
2. Deposit
The deposit is 30% of the total holiday price and is payable by cheque, bank transfer or through PayPal using a debit or credit card (additional charges apply). Where payment is coming from overseas, any additional charges will be passed on to the person booking. Once the payment and booking form have been received and accepted by us, we will issue you with our written confirmation. We reserve the right to cancel any booking prior to this point. The deposit is returnable if the booking is not accepted.
3. Final Payment
The full balance of the total holiday cost is payable not later than 8 weeks before the holiday begins. If the full balance is not paid on time we reserve the right to cancel the booking, in which case the deposit will be forfeited.
4. Security Deposit
A security deposit payment of £250 (or, as detailed in booking confirmation form ) will be required, 2 weeks prior to the start of the holiday. On receipt of this payment, we will forward you a final confirmation and arrival details.
The security deposit will be held, to be applied against the reasonable cleaning and/or replacement of the property, furnishings, fixtures and fittings. It will be refunded to you within 14 days of the return of the keys to us, less any deductions in accordance with the conditions listed above.
5. Cancellation
If you should need to cancel a booking, it needs to be confirmed to us in writing or by email. For cancellations made fewer than 8 weeks before the holiday begins, we will endeavour to re-book the property and, if successful, will refund monies paid, less the deposit and an admin charge of £15. With more than 8 weeks cancellation notice, the deposit only would be forfeited. Guests are therefore advised to take out holiday insurance to cover any eventuality.
6. Right to refuse
We reserve the right to refuse any booking; all payments are returnable if the booking is not accepted. We would not expect to make any changes to your booking, but, in exceptional circumstances, we might be forced to cancel or alter arrangements made for you. If this should be the case, we will endeavour to inform you as soon as is reasonably practicable and, if it is necessary to cancel the booking, we will refund in full all monies paid to us by you.
6. Arrival and Departure
Accommodation will be available to you from 3.00pm on the arrival day. The key to the property is kept in a keysafe, adjacent to the front door. We will send you details of the entry code, prior to your arrival.
The accommodation must be vacated by 10.00am on the day of departure, in order that cleaning can take place.
7. Guest obligations (to be adhered to by all members of the party)
The accommodation is for the sole use of guests listed on the booking form. You cannot allow more people to stay in the Tower, nor can you significantly change the makeup of the party during your stay. If you do so, we can refuse to hand over the Property to you, or can require you to leave it. We will treat any of these circumstances as a cancellation of the booking by you.
You agree to keep and leave the Property and all furnishings, fixtures, kitchen equipment, linen and towels clean and in good condition. Any breakage, loss or damage must be reported and paid for.
You agree not to cause damage to the walls, doors or windows of the Property, nor do anything that might be reasonably considered a nuisance or annoyance to us or any occupier of adjoining or neighbouring properties.
You agree to take responsibility for your safety and wellbeing while in and around the Tower, as well as taking all necessary steps to safeguard your personal property.
You agree to allow us or any representative of ours access at any reasonable time during your stay.
a. We regret that smoking, pets and children younger than 12 are not permitted.
b. Any breakage, loss or damage must be reported and paid for.
c. Please leave the accommodation in as clean and tidy a condition as you found it.
e. The accommodation is for the sole use of guests listed on the booking form. You cannot allow more people to stay in the Tower, nor can you significantly change the makeup of the party during your stay. If you do so, we can refuse to hand over the Property to you, or can require you to leave it. We will treat any of these circumstances as a cancellation of the booking by you.
f. Candles and night lights are prohibited on the premises.
g. If, in the opinion of the owners of The Observatory Tower, any guest is not suitable to remain on the premises because of unreasonable behaviour or damage, the guest may be asked to leave their accommodation and no refund shall be given.
10. Liability
The owners of the Observatory Tower are not to be held responsible for the loss of any valuables left on or around the premises and are not liable for any damage, expense, accident, injury or inconvenience whether to person or property which may be sustained in or around the property.
11. Complaints
Every effort has been made to ensure that the accommodation has been prepared to a high standard, and that you have everything you need for a comfortable and memorable holiday. If a problem arises, please let us know immediately and we will do our best to resolve the matter as quickly as possible. Discussion of any criticisms with us while in residence will usually enable shortcomings to be rectified straightaway.
If any complaint cannot be resolved during your stay, you must write to us with full details within 28 days of your departure.
